    What loan options do I have from the Banks?

    Loan-to-Value Ratio (LVR)

    Investing in commercial property can be a rewarding venture, offering both income and potential capital appreciation. There are also a number of different asset classes (Industrial, Office, Retail, Childcare, Service Stations or Mixed Use) that provide exposure to different segments of the economy.

    A Bank is going to assess the lease agreement, and the income that stems from this. A bank will require sufficient income to meet the finance costs. If there is a shortfall, they will look into supporting income that you earn outside of the investment to meet their servicing requirements.

    Ideally, a tenant should have a remaining commitment of at least 3 years on their lease to be viewed favourably by a bank.
